Let’s talk about the Oklahoma woman who allegedly looted her elderly boyfriend’s assets through a scheme so brazen, it reads like a Lifetime movie written by someone who binge-watched Succession and The Grifters. Taylor Pemberton, the granddaughter of Ronald T. Langston, is now suing her father’s former girlfriend and her entire family for $6 million in punitive damages—claiming they stripped her grandfather of over half a million dollars in real estate, cash, life insurance, and even his Visa card, all while he was incapacitated and under their control.

So who are these people? Ronald T. Langston was a 76-year-old man who, before his death in January 2024, lived with his daughter and granddaughter in Sapulpa, Oklahoma. He was vulnerable—medically and cognitively—and clearly in need of care. Enter Dawn K. Hathcoat, daughter of Langston’s longtime girlfriend, Sandra Beard, who predeceased him. Dawn wasn’t related by blood or marriage, but she wormed her way into Langston’s life—and, according to the lawsuit, his bank accounts, properties, and life insurance policies. She’s married to Eric J. Hathcoat, and together they allegedly brought in Dawn’s sister Christine Lambert and her husband Scott Lambert to help launder and hide the loot. It’s less “family values,” more “family fraud ring.”

Here’s how the alleged heist went down. In April 2023, Dawn orchestrated the sale of a Tulsa residence that Langston co-owned with her—worth about $350,000—by forging his electronic signature on the contract. Then, just four days later, she had him “sell” his half-interest in the property to her via a quitclaim deed. No money changed hands. No consent was given. According to the petition, Langston didn’t even know it happened. Dawn then funneled the $674,412 in sale proceeds through a 1031 tax-deferred exchange account—supposedly to avoid capital gains—and used $507,308 of it to buy a lakeside property in Delaware County, which she and her husband now own. That’s not investing. That’s stealing and laundering with a side of tax loopholes.

But why stop at one house? In August 2023, Dawn allegedly forced another quitclaim deed through—this time for Langston’s Sapulpa residence, worth around $200,000. She claimed he sold it to her and her husband for $23,000, but the money? It came from the leftover proceeds of the first scam. She then leased the house out and pocketed the rent—money that, according to the lawsuit, was never hers to collect. Oh, and she opened a joint bank account with Langston and her husband, deposited his life insurance payouts into it, and treated it like a family piggy bank. Checks from Prudential totaling over $20,000? Deposited. His Social Security and VA benefits? Funneled in. Then spent—on her personal bills, her Capital One credit card, even child support for her ex-husband.

And the Visa card? Langston had one through American Heritage Bank. Dawn or her family used it to buy $1,224 worth of stuff online—mostly from Klarna.com, which sells everything from electronics to lingerie. Because nothing says “end-of-life care” like ordering a Victoria’s Secret bra with Grandpa’s credit card.

The lawsuit claims Langston was incapacitated, lacked legal capacity, and was under Dawn’s undue influence. She allegedly took control of his medical care, switched his hospice provider, and isolated him from the rest of his family until he died. Then, when Taylor Pemberton—the granddaughter—petitioned to become special administrator of the estate, the court granted it, suspecting foul play. That’s when the receipts came out. The bank statements. The forged deeds. The suspicious transfers. The whole thing unraveled like a financial horror story.

Now, why are they in court? Legally, Taylor is asking for five things: (1) to “quiet title” on half the Tulsa house—meaning she wants the court to legally confirm her grandfather’s ownership interest wasn’t validly transferred; (2) to do the same for the Sapulpa house; (3) to place a “constructive trust” on the lake house—basically saying, “You bought this with stolen money, so it’s not really yours”; (4) money damages for the cash, insurance, and credit card theft; and (5) to force Dawn to disgorge—yes, that’s the legal term—the rental income she collected from the Sapulpa property.

And what does she want? $601,010.33 in actual damages—covering the stolen property, cash, and insurance—and a staggering $6 million in punitive damages. Is $6 million a lot for this? Absolutely. But punitive damages aren’t about compensation—they’re about punishment. And if the allegations are true, Dawn didn’t just exploit an old man. She systematically dismantled his financial life, forged documents, manipulated the tax code, and enlisted her entire family in the scheme. In civil court, that kind of behavior can earn you a financial smackdown.

Our take? The most absurd part isn’t even the forgery or the 1031 loophole abuse—it’s the sheer audacity. This wasn’t a moment of weakness. This was a seven-month-long financial takeover, complete with fake signatures, shell transactions, and family coordination. And the kicker? Dawn wasn’t even related to the guy. She was the daughter of his late girlfriend. She had no legal right to his assets, no power of attorney—until she allegedly forged one in May 2023, after his daughter died. That’s not elder care. That’s a hostile corporate takeover, but with real estate and hospice nurses.

We’re rooting for Taylor—not just because she’s the granddaughter, but because this case is a textbook example of how vulnerable seniors can be exploited by people who insert themselves into their lives under the guise of care. If the court rules in her favor, it won’t just restore assets to an estate. IN THE TULSA COUNTY DISTRICT COURT STATE OF OKLAHOMA TAYLOR PEMBERTON, AS SPECIAL ) ADMINISTRATOR OF THE ESTATE OF ) RONALD T. LANGSTON, DECEASED, ) ) Plaintiff, vs. DAWN K. HATHCOAT; ERIC J. HATHCOAT; CHRISTINE LAMBERT; SCOTT LAMBERT; and THE UNKNOWN OCCUPANTS OF 2210 TIMBERHILL DRIVE, SAPULPA, OKLAHOMA, Defendants. PETITION In connection with her claims against the defendants, the plaintiff alleges and states as follows: I. Parties, Jurisdiction, And Venue 1. The plaintiff is a citizen of the State of Oklahoma and a resident of Tulsa County. 2. Dawn K. Hathcoat ("Dawn") is a citizen of the State of Oklahoma and a resident of Tulsa County, Oklahoma. 3. Eric J. Hathcoat ("Eric") is a citizen of the State of Oklahoma and a resident of Tulsa County, Oklahoma. 4. Christine Lambert ("Mrs. Lambert") is a citizen of the State of Oklahoma and a resident of Tulsa County, Oklahoma. 5. Scott Lambert ("Mr. Lambert") is a citizen of the State of Oklahoma and a resident of Tulsa County, Oklahoma. 6. Mrs. Lambert and Mr. Lambert are the "Lamberts." 7. The Unknown Occupants of 2210 Timberhill Drive, Sapulpa, Oklahoma, are tenants of the Sapulpa Residence, as described below. 8. Most of the acts that are the basis for the plaintiff's claims in this lawsuit occurred in Tulsa County, Oklahoma. Venue is proper in this district and the Court has subject matter jurisdiction over the plaintiff's claims and personal jurisdiction over the defendants. 9. All of the acts and omissions giving rise to this lawsuit are the responsibility of Dawn. The other defendants are parties to this action only because they claim a current ownership interest in property that was essentially stolen by Dawn. II. General Allegations A. Detailed Information About the Parties 10. The plaintiff is the granddaughter of Ronald T. Langston ("Mr. Langston"), who died on January 3, 2024 at seventy-six (76) years of age. 11. The plaintiff was appointed Special Administrator of Mr. Langston's estate by virtue of the Order and Letters attached as Exhibit A. 12. Dawn is not related to Mr. Langston by blood or marriage. She is the daughter of a long-time girlfriend of Mr. Langston, Sandra Beard, who pre-deceased Mr. Langston. 13. Dawn is a defendant in this lawsuit because in the approximately seven (7) months leading up to his death, she defrauded Mr. Langston out of valuable real estate interests worth in excess of $550,000.00, cash of approximately $65,000.00, and the cash value of numerous life insurance policies. Additionally, Dawn, or her family members, used a Visa credit card in Mr. Langston's name to purchase approximately $1,225.000 in merchandise for personal use by her family and/or Dawn. 14. Eric is Dawn's husband. He is named as a defendant in this lawsuit because he may claim an interest in the Lake House, as that term is defined below, which the plaintiff seeks to impress with a constructive trust. 15. The Lamberts are defendants in this lawsuit because they may claim an interest in the Tulsa Residence, as that term is defined below, as the last grantees of record. The plaintiff seeks to partially invalidate a Quit Claim Deed in their chain-of-title, which would extinguish one-half (1/2) of any ownership claim they may have to the Tulsa Residence. 16. The Unknown Occupants of 2210 Timberhill Drive, Sapulpa, Oklahoma, are tenants of the Sapulpa Residence, as described below. They are defendants because the plaintiff seeks to quiet her title to the Sapulpa Residence, which would extinguish those defendants’ interest in the Sapulpa Residence. B. The Properties at Issue 17. The properties at issue related to the plaintiff’s claims are described in Paragraphs 20 through 26 of this Petition. 18. These are all properties that Dawn improperly acquired from Mr. Langston through conversion, theft, fraud, and/or other legally improper means. 19. The plaintiff seeks a variety of relief: the recovery of that property where possible, and, if not possible, some form of equitable relief to make Mr. Langston’s estate whole, as well as awards of actual and punitive damage awards against Dawn as appropriate under the circumstances. - The Tulsa Residence - 20. In 2018, Sandra Beard, Mr. Langston’s girlfriend, conveyed the residence located at 2756 South Victor Avenue, Tulsa, Oklahoma (the “Tulsa Residence”) to Mr. Langston, her boyfriend, and Dawn, her daughter, as joint tenants with the right of survivorship, by the Quit Claim Deed attached as Exhibit B, which was later amended by the Corrected Quit Claim Deed attached as Exhibit C. 21. As such, Mr. Langston owned a one-half (1/2) undivided interest in the Tulsa Residence, with Dawn being the owner of the other one-half (1/2) undivided interest in the Tulsa Residence. 22. The legal description for the Tulsa Residence is set forth in the attached Exhibit B and Exhibit C. - The American Heritage Accounts - 23. Mr. Langston also had two accounts at American Heritage Bank: (a) Checking Account No. XXXXXXXXXXXXX0644 (the “Checking Account”), and (b) Saving Account No. XXXXXXXXXXXXX0487 (the “Savings Account”). 24. The bank statements for the Checking Account and the Savings Account from May 1, 2023 through January 31, 2024 are attached as Exhibit D. - The Sapulpa Residence - 25. Mr. Langston also owned his residence located at 2210 Timberhill Drive, Sapulpa, Oklahoma (the “Sapulpa Residence”). The legal description of the Sapulpa Residence is set forth in the attached Exhibit E. - The Life Insurance Policies - 26. Mr. Langston also owned the life insurance policies described in the attached Exhibit F issued by The Prudential Life Insurance Company of America (the “Prudential Policies”). C. All the Transfers from Mr. Langston to Dawn are Voidable 27. At all relevant times Mr. Langston was an “incapacitated person” within the meaning of Okla. Stat. tit. 30, § 1-111(A)(12). 28. Mr. Langston lacked the legal capacity to make any of the transfers to Dawn that are the subject of this Petition. 29. Mr. Langston also had vulnerabilities making him susceptible to improper persuasion and undue influence. Dawn was also in a special relationship of trust, dependency, and/or authority with Mr. Langston. 30. As such, Dawn has the burden of proving that all of the transfers were legitimate and proper because she had a special relationship of trust, dependency, and/or authority with Mr. Langston. 31. That is a heavy burden that Dawn cannot satisfy. C. Dawn Essentially Steals Mr. Langston’s Property - Dawn’s Theft of the Tulsa Residence - 32. First, Dawn defrauded Mr. Langston out of his one-half (1/2) interest in the Tulsa Residence. 33. On April 2, 2023, a Contract of Sale of Real Estate (the “Tulsa Contract”) was signed to sell the Tulsa Residence to True North Homes, LLC. 34. The Tulsa Contract was “signed” electronically, purportedly by Dawn and Mr. Langston using a computer application such as DocuSign, Dotloop, or similar application. 35. On information and belief, Mr. Langston did not digitally “sign” the Tulsa Contract; instead, Dawn electronically “signed” Mr. Langston’s name to the Tulsa Contract without his knowledge or consent. 36. Four (4) days later, on April 6, 2023, a Quit Claim Deed was signed and recorded whereby Mr. Langston purportedly conveyed his interest in the Tulsa Residence to Dawn. At that time, Mr. Langston’s undivided interest in the Tulsa Residence was worth approximately $350,000.00, but Dawn did not pay Mr. Langston anything for his interest in the Tulsa Residence. 37. A copy of the Quit Claim Deed is attached as Exhibit G. 38. On May 10, 2023, a Closing was held related to the sale of the Tulsa Residence. 39. Dawn was able to walk away from that Closing with $674,412.02 in net proceeds – half of which really belonged to Mr. Langston if he had agreed to sell his interest. 40. Dawn had those funds sent to Oklahoma Title and Escrow as her Section 1031 Qualified Intermediary. That is a mechanism established by 26 U.S.C. § 1031 to allow certain land owners to avoid capital gains tax on the sale of their property if they, among other things, identify replacement property within 45 days of the initial Closing, and then close on the replacement property within 180 days of the initial Closing using the proceeds held by the 1031 Qualified Intermediary. 41. Dawn later identified as replacement property and closed on the property described in the attached Exhibit H (the “Lake House”) using $507,308.60 from the sale of the Tulsa Residence. 42. The Quit Claim Deed attached as Exhibit G is void because of lack of consideration, forgery, fraud, undue influence, breach of fiduciary duty, lack of consideration, and/or other reasons based upon Dawn’s various improper acts and omissions. - Dawn’s Theft from the American Heritage Accounts - 43. Mr. Langston was living with his daughter, Teri R. Jewell, and her daughter, Rylee Jewell at the Sapulpa Residence until about May 12, 2023, when his daughter died unexpectedly. 44. Following his death, Dawn took possession of Mr. Langston. Thereafter, Dawn changed the hospice provider to another company and isolated Mr. Langston from the rest of his family until his eventual death on January 3, 2024. 45. On May 18, 2023, notwithstanding Mr. Langston’s lack of capacity, a Power of Attorney was purportedly executed by Mr. Langston appointing Dawn as his agent with the “full power and authority to act on [Mr. Langston’s] behalf.” 46. Dawn then took the Power of Attorney to American Heritage Bank at 220 S. Adams Road, Sand Springs, Oklahoma, which is in Tulsa County. 47. On May 26, 2023, the Account Agreement was amended to change the Payable on Death Beneficiaries on the checking account to Dawn’s children. Then, from May 2023 through January 2024, Dawn used Mr. Langston’s money at American Heritage Bank as her personal piggy bank. 48. Dawn spent about $64,000.00 of Mr. Langston’s money on her personal expenses or the expenses of others. Dawn’s improper use included (a) hundreds of payments to Capital One on various Capital One credit card accounts owned by Dawn, Dawn’s businesses, and/or Dawn’s family members, (b) a child support payment to her ex-husband, and (c) several thousand dollars’ worth of payment to “Comenity II” – which apparently provides branded credit cards to consumers associated with stores like the lingerie store Victoria’s Secret, the beauty retailer of cosmetics, fragrance, skin care and hair care products known as Ulta, and the clothing store Express. - Dawn’s Theft of the Sapulpa Residence - 49. On August 16, 2023, a Quit Claim Deed was recorded in the land records of the Creek County Clerk whereby Mr. Langston purportedly conveyed the Sapulpa Residence to Dawn and Eric for $23,000. 50. A copy of that Quit Claim Deed is attached as Exhibit I. 51. At the time of that conveyance, the Sapulpa Residence was worth approximately $200,000. 52. The $23,000 purchase price represents the Section 1031 proceeds that Dawn still had left from the sale of the Tulsa Residence. 53. Amazingly, Dawn then deposited Mr. Langston’s net proceeds from the “sale” of his Sapulpa Residence in an account at BancFirst that was owned jointly by Mr. Langston, Dawn, and Eric, which is an account that Dawn established. 54. Dawn spent freely from that account to pay for her personal expenses. 55. The Quit Claim Deed attached as Exhibit I is void because of lack of consideration, forgery, fraud, undue influence, breach of fiduciary duty, lack of consideration, and/or other reasons based upon Dawn’s various improper acts and omissions. 56. Dawn has leased the Sapulpa Residence to The Unknown Occupants of 2210 Timberhill Drive, Sapulpa, Oklahoma, for an unknown monthly rental amount. 57. Dawn has no right to receive and keep that rent because Mr. Langston is the true owner of the Sapulpa Residence. - The Unauthorized Use of Mr. Langston’s Credit Card - 58. Mr. Langston had a Visa credit card account through American Heritage Bank. 59. The account statements for that Visa account are attached as Exhibit J. 60. They reflect that Dawn or her family members charged for their personal benefit merchandise costing $1,224.14. 61. All but one of those charges were made at Klarna.com, which is an online shopping web site that sells clothing, toys, electronics, sports equipment, games, phones, and housewares, among other things. - The Conversion of Mr. Langston’s Prudential Policies - 62. Mr. Langston owned several insurance policies insuring the lives of others through Prudential. 63. After she took control of Mr. Langston, Dawn contacted Prudential and made arrangements to surrender the Prudential Policies for their cash value. 64. Thereafter, Dawn deposited checks from Prudential totaling $20,604.67 in the account at BancFirst that was owned jointly by Mr. Langston, Dawn, and Eric, which is an account that Dawn established. - The BancFirst Account - 65. As previously discussed, Dawn established a joint account with herself, her husband, Eric, and Mr. Langston as joint tenants. 66. That account was opened on June 15, 2023, with a $11,931.98 check from Prudential made payable to Mr. Langston, which represented the cash value of one of Mr. Langston's Prudential Policies. 67. Thereafter, all of Mr. Langston's checks from Prudential were deposited into the BancFirst account. 68. Dawn and Eric also made deposits of their own funds into that joint account as well. 69. Dawn and Eric always spent money from that account without regard to whether it was their money or Mr. Langston's money they were spending. III. Claims for Relief Count One Quiet Title (Tulsa Residence) 70. The plaintiff incorporates by reference all other allegations set forth in this Petition. 71. This count asserts a claim for quiet title relief against the Lamberts. 72. The plaintiff seeks a Court ruling that she, as the successor to Mr. Langston, is the owner of one-half of the Tulsa Residence because the Quit Claim Deed described in Paragraphs 36 and 37, above, is void because of lack of consideration, forgery, fraud, undue influence, breach of fiduciary duty, lack of consideration, and/or other reasons based upon Dawn’s various improper acts and omissions. 73. Accordingly, at most, Dawn could only convey a one-half (1/2) interest in the Tulsa Residence to True North Homes, LLC. 74. Thus, True North Homes, LLC could then only convey a one-half (1/2) interest in the Tulsa Residence to the Lamberts. 75. Therefore, the plaintiff, as the successor to Mr. Langston, is entitled to a judgment quieting her title to a one-half (1/2) interest in the Tulsa Residence, with an injunction prohibiting the Lamberts, and anyone claiming an interest in the Tulsa Residence, by, through, or under the Lamberts, from interfering with the plaintiff and her successors ownership, use, and occupancy of the Tulsa Residence. Count Two Quiet Title– (Sapulpa Residence) 76. The plaintiff incorporates by reference all other allegations set forth in this Petition. 77. This count asserts a claim for quiet title relief against Dawn, Eric, and The Unknown Occupants of 2210 Timberhill Drive, Sapulpa, Oklahoma. 78. The plaintiff seeks a Court ruling that she, as the successor to Mr. Langston, is the owner of the Sapulpa because the Quit Claim Deed described in Paragraphs 49 and 50, above, is void because of lack of consideration, forgery, fraud, undue influence, breach of fiduciary duty, lack of consideration, and/or other reasons based upon Dawn’s various improper acts and omissions. 79. Therefore, the plaintiff, as the successor to Mr. Langston, is entitled to a judgment quieting her title to the Sapulpa Residence, with an injunction prohibiting Dawn and Eric, and anyone claiming an interest in the Tulsa Residence, by, through, or under them, from interfering with the plaintiff and her successors ownership, use, and occupancy of the Sapulpa Residence. Count Three Constructive Trust (Lake House) 80. The plaintiff incorporates by reference all other allegations set forth in this Petition. 81. This count seeks to impose a constructive trust against the Lake House, which is owned by Dawn and Eric. 82. The plaintiff is entitled to the imposition of a constructive trust against the Lake House because Dawn and Eric acquired the funds to purchase the Lake House by fraud, by duress or abuse of confidence, by commission of wrong, and/or by a form of unconscionable conduct, artifice, concealment, or questionable means. 83. Equity and good conscience requires that the Court impose a constructive trust against the Lake House to avoid unjustly enriching Dawn and Eric. Count Four (Money Damages) 84. The plaintiff incorporates by reference all other allegations set forth in this Petition. 85. This count seeks money damages from Dawn based upon Dawn's (a) conversion of Mr. Langston's assets, (b) unauthorized use of Mr. Langston's credit and funds, (c) forgery, (d) fraud, (e) undue influence, (f) breach of fiduciary duty, and (g) breach of confidence. 86. The plaintiff is entitled to recover the following damages based upon Dawn's improper conduct: Improper Sale of Tulsa Residence $ 337,206.01 Improper Sale of Sapulpa Residence $ 177,000.00 Theft from American Heritage Account $ 64,975.51 Improper Credit Card Use $ 1,224.14. Theft of Prudential Funds $ 20,604.67 87. The damage claims related to the sale of the Tulsa Residence and Sapulpa Residence are alternative claims in case the plaintiff's title is not quieted by the Court. 88. Accordingly, the plaintiff is entitled to recover actual damages in the amount of $601,010.33 from Dawn. 89. Additionally, the plaintiff is entitled to recover punitive damages from Dawn in the amount of $6,000,000 based upon her acts and omissions, which reflect her reckless disregard of the rights of others and/or her acting intentionally and with malice towards others in connection with Mr. Langston’s assets. Count Five (Disgorgement) 90. The plaintiff incorporates by reference all other allegations set forth in this Petition. 91. Dawn has no legal right to keep the rental payments that she has received for the lease of the Sapulpa Residence. 92. Accordingly, the Court should enter an order disgorging those funds from Dawn and requiring her to pay them to the plaintiff. WHEREFORE, the plaintiff respectfully requests that the Court enter judgment as follows: A. As to Count One, a judgment quieting the plaintiff’s title to an undivided one-half (1/2) interest in the Tulsa Residence, with an injunction prohibiting the Lamberts and anyone claiming an interest in the Tulsa Residence by, through, or under the Lamberts from interfering with the plaintiff’s ownership and use of the Tulsa Residence. 93. B. As to Count Two, a judgment quieting the plaintiff’s title to the Sapulpa Residence, with an injunction prohibiting Dawn and Eric and anyone claiming an interest in the Sapulpa Residence by, through, or under them, including The Unknown Occupants of 2210 Timberhill Drive, Sapulpa, Oklahoma, from interfering with the plaintiff’s ownership and use of the Sapulpa Residence. C. As to Count Three, a judgment imposing a constructive trust in the amount of $337,206.01 in favor of the plaintiff and against the Lake House. D. As to Count Four, a judgment in favor of the plaintiff and against Dawn in the amount of $601,010.33 for actual damages and $6,000,000.00 in punitive damages. E. As to Count Five, a judgment disgorging those funds from Dawn and requiring her to pay them to the plaintiff. F. As to all Counts, a judgment in favor of the plaintiff and against the defendants awarding the plaintiff all of her attorney’s fees, costs, and interest, together with all other relief to which she is entitled.
